How about suggestions on how to be safe in buying equipment to be sure it is not stolen.

We use a combination of things, mostly shipping containers.
They are cheap, easy to move and secure as anything you'll find.
We often use them both to ship the machine and store it.
We also use a LoJack type system, it is very good at recovering, err, well, "misplaced" equipement.

Homeowners insurance seems to come down to you ask your company. I know of none in my state that does but someone in Michagian said his did. Even if it does you may have to notify your insurance company with serial number and you may have to pay for extra coverage. I have a stand alone policy on mine that is right cheap for the coverage.

would you mind me asking how much your coverage is? Although I think it'll be far less for you in SC than what I'd pay in NJ.
The tractor I'll get will be the priciest vehicle in my garage (how sad is that?) and I better get it covered.

I think it cost me little less than $100 per year per tractor. That covers more than just theft. That is with Farm Bureau. The other company it was with was about $400 for my first tractor. Do price shop it.
There is a value chart they use and sadly I am not sure how much the coverage is now.

I have mine locked in the barn and my insurance agency covers them as I have Alpha Farmers now.
I was wondering if anyone has considered a fuel shut off valve? My old Massey has a fuel control valve to shut the tractor down. The average thief these days would not think beyond the key. If you had a secret hidden switch for the fuel solenoid it might secure the tractor a little more. ....

I disagree just abit. The average theif can come in two forms. The kid down the road that wants to joy ride and leave it anywhere he runs out of gas or time, and the guy from out of town that calls his "stealing" his buisness. This is the guy who will pull in off the beaten path with a panel truck disguised as a delivery truck. He will not need a key to take your CUT. He has a winch in the truck that will haul her up the ramp dragging the wheels if he has to. They can be in and out in less than 15 min. This is the guy who will take your tractor out of state and sell her. In my state , WI. I do not hear too much about tractor theft needless to say though, it is hear. I have a insurance thru the loan deal I got on my tractor. It will replace it period up to the amount that I paid for it and will not depreciate it. If anything happens my fault or not, the tractor will be fixed or replaced. Replaced with a tractor that costs as much as I paid for it originally. This costs me 10 bucks a month and it is good for the 60 months I agreed to on the loan. The catch here? If I pay it off early, the insurance was ALREADY paid for in the loan. That means I lose money on the insurance. I dont plan to pay off early (i like the intrest and the time frame) so I am cool with that.
My insurance comp. charges an arm and a leg for ins. on a tractor (home owners ins.) Seems they dont like to have that on the policy.
This is just my opinion though of the theives in my area. I could be way off base in other parts of the country. The Wisconsin folks are pretty laid back where I keep my tractor. Infact, I do not even have a dead bolt on the door. My garage is so far back in the woods that a dead bolt would only cause more frame damage to the garage than anything else if someone wanted in that is why I just lock her up with a normal door lock. Keeps an honest person honest. A theif (where my rig and equipment is) who wanted to get in and steal, would have all the time in the world and all the privacy he wanted. My way of keeping my equipment "safe" is thru insurance. Its sad but it is true. ....

Thanks for the fuel shut off valve suggestion.
There is a huge auto auction in my township just down the road - I imagine that lots of shady characters visit the place trying to make a quick buck (along with honest car dealers, too, I'm sure), so I wouldn't be surprised if people would scout the area for easy pickings and since neither of us are home during work, my tractor could end up on a flat bed going to some unsuspecting farmer in PA or VA, so replacement insurance would be nice. But maybe I'm just being paranoid. ....

If we look at construction sites what they do with their equipment gives some thoughts. They always leave backhoes with the hoe down. I like to have a heavy piece of equipement lowered and the front of the tractor pulled up to something like barn or big tree.
How about a simple switch to break the circuit to the starter? Then a set of jumper cables over rides that.
My CUT has one built in. I need to adjust my PTO lever. In it's fully release postion it engages the safety switch. I have to push it fully into the disconnect postion. With two PTO levers, and the shifter lever; a stranger to that tractor would have to try a lot of combinations to find it. Probably biggest reason I have not adjusted the switch.

There is not too much you can do that will 100% protect your equipment. When I was at the dealership we ran into a stolen 250hp tractor. Customer had no idea. Had a bill of sale and all. I am in PA and the tractor came out of Oklahoma. ....

As the old saying goes "Locks are for honest people only, they don't stop crooks.".
I've seen some pretty strange stuff stolen, one job we were on lost several pieces, including a dozer that weighed 50+ tons and had a 12' wide blade, it even needed a special tractor trailer to even move it.
Most small stuff around here disappears on a tilt & load tow truck. So much so that the police will stop any flatbed they don't recognize that's on the road in the wee hours of the morning, whether it's empty or not.

Update: increasing my annual premium for home owner's insurance by only $44 gives me coverage against theft with the insurance company paying me full replacement value without depreciation in case of a theft (or other peril). So in effect if someone steals my Kubota 10 years from now, for $440 worth of insurance I get a brand new $20K tractor. Not a bad deal :) ....

But sometimes full replacement value is a tractor or anyunit of the same make and year. The engine blew in my wife car after a bad oil filter was installed, their policy said we will replace your engine . They ordered an engine from a place in Tenn. that stocks piles used car parts. The engine had less miles than the orginal, came with a 6 months warrenty but was not new. I hope yours says new unit. ....

I'm not good with legal language, so I asked the agent to explain my policy in plain English and she said that my coverage entitles me to a replacement of the tractor in case it gets stolen or if I loose the use of it through some other peril (lightning, fire, black bears take it for a joy ride, etc.) So, in essence, if I loose my tractor I get a check to buy another 30hp Kubota with a loader, no matter what such vehicle costs at the time of the loss of my old tractor. I doubt they are going to go shopping for a used tractor with identical "mileage" especially since there's not that many used ones around, or at least that's what I hope for! ....

In South Carolina Insurance wording "replacement value" means they will replace it with new. Regardless of the cost.
Take something smaller cost normally at tv. It is stolen. Well you paid $1,000 for it. But right away it became used so only worth $700. Now two years old so only worth $250. They would replace your tv with similiar tv being NEW. It may cost more than $1,000 now or it may be less but it is the same as.
Now, some companies play games here. They will not pay the replacement cost UNTILL you REPLACE the property. They will adjust only off of the accutual value.
There can be limits on "replacement" given such as the property must be insured to it full value ie if the tractor is worth $50,000 it must be insured for that. If you happen to have "Guaranteed Replacement Cost" that should be the best option for you. It means regardless of the amount it is insured for or what it cost to replace it, they will.
A point I have made before, insurance is heavy regulated at the state level. So Art's state and my state can be different.
