Your first HUGE mistake was having a lawyer send a letter to the guy instead of talking to the guy directly. Now you have alienated him and made an enemy. Good luck getting him to do anything except find new ways to give you a hard time and irritate you.

If there is no easement specified in YOUR warranty deed, then your neighbor has no easement across your land.

My suggestion would be to visit the county court house register of deeds and ask for copies of all the deeds to properties that surround your neighbors land. (they are public information) My guess is that he does have an easement across one of those other pieces of land that ajoins his.

Should that be the case; tell him verbally and now in writting since you now have the lawyer involved that he has no right of way easement across your land and show him where his right of way easement is specified in the deed of one of the other properties joining his. Then put up a fence to block the area he was using and about 20 tons of dirt or rock to block the way would be a good back up.

Bear in mind that if he has no right of way easement anywhere to his property, he cannot be land locked legally. Since you have allowed him to use your property for access to his, you have establish a precident and he most likely will be granted an easement by the court across your land. The fact that you allowed this to happen over a period of time also will bolster his case. Should this indeed end up being the case and he is granted use of the easement on you land and the easement is added to your deed and you continue to keep after him about maintaing the road; he will have substantial grounds to file suit against your for harassing him and his right to access to his land and right of way. The judge is NOT going to like that.

My unsolicited advice would be to hope like hell that there a is right of way easement to his property specified in the warranty deed of another ajoin property to his. Should that NOT be the case; better develop a taste for some humble pie and make friends with the guy and work the issue out with him in an amicable manor.

I'm amphibian proof as I have a rocky shoreline , yes when I lower my dock (its on a rail system w/winch)into the water I have 12 ' of water but in the spring (anytime for that mater T-storms come on us suddenly due to the differential heating!! <br>

Most welcome to tie up here but need to know what type and wing height above water line as I have a welded canopy above my boat and not sure you can get wing clearance!! we might be able to rig a triangle mooring arrangement from the tail!<br>

Greetings from the USA. Acording to the JD literature they offer five 8000 twenty series track tractors form 170 to 255 hp. They also offer four models in the 9000 twenty series from 280 hp to 500 hp. I've test driven both series, they are awsome machines. One of the tractors I drove had the Auto steer GPS guidance system in it. At the end of the round you take the wheel and manually take it past 90 degrees of a 180 degree turn around then simply let go of the wheel and it seeks its own path width and steers you to the other end of the field. I live in the heart of the corn belt where 95 % of all crops are row crop so the tracks are a bigger seller to road construction crews for ease of transport on paved roads, (no lo boy trailer needed), rather than farmers. I think in the great plains to the west of here where small grains prevail thay are more popular than here. My personal opinion is that they are rougher riding than a conventional wneeled tractor, and a bit too clumbsy for grain cart and lighter work dutys. I really don't know much about the Challengers, but they've been around for quite a while, and I've really never heard anything bad about them. I probably see about as many Cat's as I do Deeres on tracks around our aeria. What part of Europe are you from? Are tracks popular there? I'm fortunate to live within about an hour from the Deere Waterloo assembly plant and have been there quite a few times to watch some tractors that I own go thru the assembly line and be the first person to start it and drive it off the end of the assembly line. Keep in touch, I'd love to hear things about your tractors and farming techniques in your country. Frank.

Keep in mind if you till it (disk or rototill) the deeper you go the harder it will be to level it as the soil will be fluffy. If you go more than a few inches deep, I'd let it set and settle for awhile after a good rain before attempting to relevel it. I had this happen to to me when used my power box rake a.k.a. Harley Rake to remove or till an acre lot. It ripped out all the weeds but the box scraper kept loading up with "fluff" (weeds) that I ripped out and turned under. I did what I could and the homeowner ended up hand-raking all the weeds out. ANother thing to do before any tilling is cut the grass as short as possible to reduce a balling-up effect of the fluff.

I'm with Oneace. I'm an excavating contractor. That trailer thing doesn't have enough weight to it to keep the trencher bar down; I own a ride-on 4x4 Case trencher with a cutting bar 8" wide that weighs 6,000lb. and I have been nearly thown off it when the cutting bar hit an obstruction (it bounces up and down). For the time you put in writing your question :) you could have rented a trencher for a couple hundred bucks---or if you do this work often drop $3000 and buy a viratory plow pipe puller or even a small Ditchwitch or Vermeer trencher.

Grasgod, You are absolutely right, totally different conditions. I ran an excavator and dozer out of Wallingford, CT for years before moving back to FL and I know exactly where you are coming from. Just trying to make a point that the HST is a performer and not just an estate style tractor.

Shortmagnum, your 3130 is rated at 8.3 gpm for the implement hydraulic pump. I assume that spec is at the same RPM that will give you 540 RPM at the PTO. It is also plenty of flow for most CUT hoes. Most CUTs give you 6-9 GPM, which is more than adequate. With a PTO pump, using the 540 speed, you will have to race the engine at the speed required to give you the rated flow. Because of this, some PTO pumps have gear increasers to give you a good flow at a lower engine RPM. A 1000 RPM PTO option is a very good thing, if you don't have an increaser pump.

BTW, Kubota sells an adapter for $90 that allows you to plumb into the tractor hydraulics just below the right side of your seat.

I bought mine from Lulich Implement in Mason WI (near Ashland). It was about 40 miles from my farm in Hayward and they beat the dealer in Stone Lake (which is about 15 miles away) by quite a bit. He also beat the best internet price I could find.

I haven't visited the dealer in Hastings. The one nearest to Lacrosse is Chain Drive in Dresbach MN. I checked on a Kubota there but wasn't too impressed with the knowledge of the guy. I don't think he was the regular salesman so I might feel differently if I looked again.

I wanted to take my family to the MN state fair tonight (I'm away this weekend) but I waited too long and my daughter started school today. So we would get home way too late for a 9 YO on a school night.

Kwschumm check out their website cnh.com they have a full line of lawn and garden tractors. I did not know they had them until recently. I bought a deere garden tractor for mowing.

Well....

I have been married a long time (25 years) but I didn't get married until I was 29 and had numerous relationships, some more serious than others, before I decided to get married.
Here are my thoughts:

Marriage is something you have to work at EVERY day. Not just on the weekend or when you have the energy/time. As someone mentioned, a bunch of flowers or a phone call during the day just to see how your spouse is doing goes a long way. There has to be a great amount of give and take on each side. You must spend quality time with them and try to be inclusive in your activities rather than constantly being alone working on some project, computer, etc.

Age is not wholely indicative of maturity. I've known 19 year olds that I would trust my with life and 50 year olds I wouldn't trust with my goldfish. Everyone's life experience's are different and some of us had to grow up quicker than others. While it may make us wiser in the ways of the world, it doesn't necessarily make us more mature regarding relationships.

Money may not buy happiness but it can make it a lot easier to be happy. It can't be your money or my money but it has to be OUR money. Everyone has to have some money that is truly theirs to do with as they want. BUT, that money should be determined and distributed after the bills and savings are taken care of and any large dicretionary items are discussed and approved or rejected. It is crucial to save something each paycheck, even if it's a nominal amount. It grows to a tidy sum that can be a buffer if an emergency should arise.

You've got to talk. The toughest thing in the world to do is to sit down with someone who has the capability of making you happier or more miserable than any other person in the world and calmly, rationally discuss problems in your relationship. Not all couples are capable of this and it is imperative they seek counseling. If your spouse refuses to go, go by yourself. At the least you'll get some insight into why you feel the way you do.

Try your damnedest to make things work, but if they don't, be prepared to decide if you are going to be happier (or less miserable) with her or without her. Children are important but "staying together for the kids" is the absolute worst reason to stay married. Not only are the parents miserable but the kids will be affected for years.
Although it's very hard to do, it's much better to part as friends. It may not seem like it but life does go on and things WILL get better.

Broken? How is it broken? They are almost always
repairable. If you can not do it yourself, check with a local hydraulics shop. I have had them repaired for less than $100 and I have personally repaired welds, seals, and bent rods myself. JD probably wants $500 for one, but they sure can get it. You are not likely to find a cylinder from the likes of Surplus Center as you need a specific bore, stroke, and end link (pin) size.
