I posted this thread yesterday but it got wiped out so I will repost it. Might have been deleted by my fat fingers on my Galaxy S4 while moderating :(
Steps involved:
1) mow low
2) apply grass/weed killer like round up
3) Wait 2 + weeks in this case it was four weeks
4) weed wack or mow and rake as much dead material as possible
5) Use power core aerator like a BlueBird Aerator in three directions
6) Apply water saver coated Scotts Tall Fescue seed
7) Apply Scotts Starter Fertilizer and weed preventer, lime, and soil conditioner.
8) add water and wait 6 or more weeks before first mowing

Blue Bird Core Aerator. This a very heavy machine, too heavy for one person to lift into a truck, you need ramps, I had it delivered for an extra $25 ....

Looks good. Does it remain green year round?
I sent email to the company that developed the zoysia grass we have asking over seeding it for the winter. So far no reply. Why do companies put contact us email addresses on their site and not monitor that address or not reply? ....

In NJ all grass turns brown by January, though last year it was so warm that it stayed green for part of February.
It seems that Fescue is supposed to be good for southern climates. It will stay green way longer than Zoysia though if the heat doesn't kill it off :( ....

in the southern regions there is a lot of Bermuda grass. this grass goes brown and dormant after a frost. I use a lot of rye grass to overseed during the winter. The rye is very green and lush during winter, but will die out after May, when the warm temps start. ....

I am not sure how much fescue is used in my area the most popular grass is centipede for the home lawn due to it's low maintenance. We have I think zenith zoysia which is a bladed grass and not the zoysia used in cooler climates. It can be mowed with rotary mower and planted from seed. Wile we were clearing our land we planted I think red fescue on the first part ready and if it lived one summer that was it and it just died out.
Talked with the rep for the company who developed our type of zoysia and he said use rye but not fescue. Bermuda is used here a good bit where subject to wear but it needs to be mowed about ever four days here is my understanding while our zoysia normally ever week if fine unless lots of rain while centipede is once a week to once every two weeks.

In follow up I did use annual rye grass and it did very well. Love cutting grass when it is in the 30's.
But so far this years it has been very rainy. We have had an inch plus almost every week and so far this month are about 11 1/2 inches. Boy is my mower having hard time keeping my zoysia cut! Looks good and have had the most blueberrys every and grapes are also looking good. Learned need to set up watering for the blue berries.kt ....

Grass is so much work.. I need to renovate some fields of grass that I finish mow.. a couple of acres. Too big to use that Blue Bird walk behind.
Wondering if the renovation with tall fescue seed held up with the dry summer we just had? ....

Well there is good news and bad news on the lawn renovation.
The core aerator worked great started the lawn well before winter. Looked great all spring. The plugs had really hardy tall fescue that looked really solidly rooted. My dad had one of the best lawns in the neighborhood until June.
Then having too many cooks involved kicked in. My brother likes to fertilize several times a year even in the summer as he has an irrigation system that runs automatically. My dad does not and is too old to water it.
So my brother fertilized the lawn in July with a high nitrogen fertilizer. With the heat spell that we had following the application we are in burn out ground zero condition again.
So yes on the the core aerator... no on successful effort due to .......

Well meaning friends and family are costly. They often do not take the time to find out what is proper for the situation they want to help with or take into consideration such as difference of no sprinkler system as you had to happen. kt ....

Nice write up. Someday when I retire I might try something like that.
Of course you live uptown me the back forty. Just have a yard lots of weed they stay green even in dry spells and I don't have to mow that often. ....

Harvey, that is my Dad's place. For me I do like you do, no fertilizer, no insecticide, no watering, just cut what grows, and mow at highest setting only when I have to. Have a bountiful crop of weeds ...:-) But usually it looks really good about the first week of June as it must enjoy the nitrogen from the snow falls and the weeds have not kicked in quite yet. It is downhill from there... but comes back somewhat in the fall on its own.

My decades of lawn neglect have finally come to their final demise.
Now even my weeds have been unable to sustain life and their roots have rotted out leaving me with significant erosion issues this winter.
I guess I will need to get an early start in the spring to try to stop the loss of soil. ....

You must have really did it when weeds croak. If you have some erosion now get some hay bales and put in some blocks above and in and throughout.
I had some serious movement out back by creek and had to move some old wood to help blockage and clear debris to put flows back into creek. ....
